As spring approaches, many people consider this a good time to think about listing their home for sale. As the weather warms up (especially here on the coast!), many people get out and about looking at homes and the real estate market often takes off. So, if you're thinking about selling your home, it may be a good time to get your home prepared for listing. Even though your home may be clean and in excellent shape, there are still a few things that will help your home show better and get more attention from prospective buyers when it comes time for putting the "for sale" sign in the yard!

1. De-clutter and un-personalize.

Even though your house may be clean and seem de-cluttered to you, take another look! Clear those counter tops, dressers, desks and other places where "stuff" may pile up or even just sit. A clean slate will help buyers to picture the potential of your home and even picture their own stuff and their life in your home. If you've got tons of picture frames sitting around full of photos of your family, tuck those away in a box for when you move to your next home.

2. Paint over any bright colored walls.

Neutral is best! If you've got a bright painted accent wall or you let your teenager paint their room neon green or hot pink, take a day to paint over that with a neutral beige or gray. Paint is inexpensive and can give your home a fresh look without the buyer being sidetracked by the bright paint.

3. Organize your garage.

Garages are typically unorganized and full of clutter. We understand that it's likely where you store your kids' bicycles, the weed-eater and even your beach chairs, but take some time to organize your stuff and give your garage a clean up. If your garage is full, consider a monthly storage unit so that you can clear out your garage and store you stuff until you move.

4. Make repairs.

We understand that small repairs such as fixing a squeaky cabinet door to leaking faucet can go untouched for a while. However, if you're planning on listing your home for sale, these small repairs will influence buyers' decisions.

5. Call a real estate agent.

Last but not least, give us a call! At Chalk and Gibbs, we have been helping families buy and sell homes since 1925! We know homes in Carteret County and we'd love to help you get yours listed for sale. Don't wait until the market is flooded with homes, get a head start and prepare your home for listing now!
